This is because they have had the experience of comparing mortgages and getting a buy to let mortgage is not really much different.</p>
<p>Since many home owners have rented houses before, or have bought or sold a des res house before, they generally are good at evaluating real estate. In this case, investing in rental property is a good idea and it proves to be beneficial, but it might not be for everyone. You should not try to get into this business if you are not interested in it; by being enthusiastic about the whole thing you might find that your job is slightly easier. There are other pressures, such as you may need a buy to let bridging loan if you do not have the finance to complete your transaction.    </p>
<p>The prices of houses are often too expensive for many couples, young or old, but seen as they have no choice but to find a place to stay in, many of them turn to renting instead. Sometimes you have to save up forever in order to buy a house for you and your partner to stay in and if you are planning on having children in the near future, you will have to think of that too so buying a bachelor flat won&rsquo;t really help your situation. Renting houses may be one of the soundest regions of investing, especially for the average family.  </p>

<p>After you have that sorted, next is making sure that it is a fair deal for both parties. Next is having the correct attitude towards investing in residential property, you have to have the nature to be a good landlord to your tenants. Once you are sure of that, make sure you have sufficient equity to guarantee a superior cash flow. You should also make sure that you have enough funds to pay for the property should there be no tenants for a long period of time. Then lastly, you need to ensure that you have funds for maintenance and any repairs the property might need and the landlord is responsible for. This will all depend on the agreement between the landlord (you) and the tenants.     </p>
<p>If you are interesting in investing in residential property with a buy to let mortgage or remortgage, you have to understand that you might have tenants that are unable to pay their rent from time to time. This is not always that case, it happens sometimes and you are going to have to be able to deal with it accordingly. You shouldn&rsquo;t be too hard on them if it only happens once but then again if you are too soft they will think it&rsquo;s alright to do it again. It also depends on what kind of relationship you have with your tenants. But remember that you have to be strict to a certain extent.</p>

When you are launching a small business, the prospect of taking credit cards is something that you must consider.   You must open a merchant account with an institution of some sort, and there are several options to choose from.</p>
<p>If your business is mostly online, you might wish to consider sites like PayPal or cc:bill, both of which offer their services to a variety of online business.  The trouble with these sites is that their rates are often higher and there is often a delay in processing the money that is processed using their service.</p>
<p>While this might be a way to start off, as your business gets bigger and handles more money, you might want to look at other options. What sort of terminal for instance, it may be a stand alone or a wireless credit card machine.</p>
<p>To get a merchant&rsquo;s account, you will usually begin with the bank where you have a savings and checking account.  As a previous customer, you may be eligible for deals or discounts.  If your bank does not handle merchant accounts, they might outsource you to another company that does.  </p>

<p>The modem alters the digital data from the PC to an analogue signal that is compatible with a phone line and then does the opposite with the information received, changing it into digital information.</p>
<p>What is a modem? Modem stands for Modulator/Demodulator. The name derives from the technology used in modems, which takes a digital signal and either converts it to an analogue signal (Modulates it) or converts an analogue signal back into a digital signal (Demodulates it).</p>
<p>ISPs<br />
Internet service providers. The companies who provide you with access to the internet via a dial up phone number. </p>
<p>Dial up is the original method of connecting to the Internet and is still used in many places around the world despite the arrival of ADSL. It provides a reasonably cheap way to access the resources on the Internet and access to email accounts. </p>
<p>Unlike broadband it uses a phone line, so only one person can be on the Internet or use the phone at any given time. However, this problem can be solved by installing another phone line with a separate number.</p>
<p>Dial Up vs. Broadband</p>
<p>There are obvious advantages to choosing broadband over dial up, not least of all being the speed;  but if you are only looking to use the internet for emailing and occasional research then dial up may suit better.</p>
<p>Speed varies greatly between dial up, ISDN and Broadband. With almost all dial up modems running at 56k, they lack the speed of a dual ISDN line or Broadband. Dual ISDN runs at 128kbps and Broadband can run up to 4mb. </p>
<p>Most of the dial up providers now offer a broadband connection and use the same service line as the other so there is not a lot of difference between the online help of the two kinds. </p>
<p>There are some companies who have better service and help than others in both dial up and broadband. </p>
<p>In terms of availability there are some places in the country that are still unable to get dial up but the percentage of coverage area is around 98%, there is a greater number of places in the country that cannot access broadband or ISDN. </p>
<p>Twenty six percent of EU consumers now have broadband at home. In the next couple of years, European broadband will continue to grow at a healthy pace thanks to the large installed base of dial-up users. </p>
<p>However, from a demand-side perspective, high broadband growth rates are not sustainable. A key long-term broadband growth challenge remains shifting the PC adoption rates upward, and in countries like France, there are few dial-up users left to convert to broadband. </p>
<p>Nearly 60% of European dial-up users haven&rsquo;t converted to broadband because they see no need for it and they find it too expensive. And 64% of EU dial-up users don&rsquo;t know when they will migrate to broadband. </p>
<p>So interestingly dial up is not dead, long live dial up.</p>

<p>The result is that he often chooses the wrong card and then regrets his decision when he&rsquo;s already neck deep in problems with his credit card account.</p>
<p>So, never pick up a credit card without considering some crucial factors. Here is a small guide that can help you decide which type of credit card you must pocket.</p>
<p>Guidelines to choosing a credit card</p>
<p>Ask yourself, &quot;Why do I need a new credit card?&quot; Is it because your current credit card carries a higher rate of interest, or is it because you want to use it exclusively for your business, or is there any other reason? Zero in on the reason why you need a new credit card. </p>
<p>Once you have the reason, you must check out what kinds of credit cards are available in the market. Here is a brief dossier: </p>
<p>(i) Regular cards/Business cards are cards that give you a spending limit based on your income tax papers. The business card is just like a regular card, except that it comes with some schemes that dangle carrots before you. </p>
<p>(ii) Charge cards are cards that are linked to your bank account and they charge your account the minute you swipe the card. You cannot carry forward a balance with a charge card.</p>
<p>(iii) Reward cards are credit cards that earn you points every time you swipe them and such points are redeemable for some goodies (air tickets, supermarket goodies, etc.) at selected establishments.</p>
<p> (iv) Then there are cards for people who have a bad credit history. These cards carry a low spending limit and a higher rate of interest. (v) Prepaid cards are another type of credit card that are mostly used by teens and some kids too. The parent makes a deposit and the card is valid until the deposit is used up. </p>
<p>(vi) Secured credit cards require that the cardholder deposit a certain percentage of the credit limit upfront into their bank accounts.</p>
<p>Once you have decided what kind of a credit card is right for you, do a comparison between different brands of cards. Compare their rates of interest (APR = Annual Percentage Rate) and also check whether they carry an annual fee. </p>
<p>What grace period or no-payment period they offer you, how do they calculate the interest, whether the rate of interest is an introductory rate, whether rates of interest will vary on cash withdrawals, billing cycles, penalties on balance transfers, and so on.</p>
<p>Voila, there you are! If you follow these basic guidelines, you will be successful in pocketing the right credit card that suits your needs. And that is the easy part,the difficult part lies in maintaining a credit card and keeping your credit history clean.</p>

			<content:encoded><![CDATA[<p>It never ceases to amaze me on how many very intelligent people get really strange when I tell them I regularly cold prospect for clients. I have had a lot of success from it. I even had someone say I would not lower myself to such a thing. </p>
<p>My answer to that remark was as follows &quot;Did you know the person who interviewed you for your job?&quot; &quot;did you know your wife or husband, before you met them.&quot; As you can imagine the conversation quickly goes onto other things!</p>
<p>Why this misunderstanding and bad attitude. The seed of fear of people is probably started from when mum and dad told us to be beware of strangers, especially if they offer you sweets. </p>
<p>For its purpose it was the right thing to do. However as we grow older this attitude is carried on, and probaly grows worse as we get older. How many of you would dare dream of going up to a stranger and offering him or her a business opportunity.</p>
<p>I think it is unfortunate we are not taught that strangers are un met friends. It would make life a lot easier and free of fear and would also help your attitude over lead generation for your particular business.</p>
<p>Cold contacting (or warm prospecting) does work. I might suggest as starters that you read skill with people by Les Giblin, how to win friends and influence people by Dale Carnigie and the magic of thinking big by david Swartz. </p>
<p>When I say read, I mean study them and put into practice what you read. I challenge you to do this for 21 days and watch your attitude to other people grow.</p>
<p>You can certainly see that if you are to develop a business and make money, then you need people.<br />
Dedicate at least 2 hours exclusively to making a written list of everyone you know; everywhere. Include acquaintances from years ago. </p>
<p>Names of people who live over 150 miles away and whom you do not see frequently should be written on a separate &quot;long distance&quot; list. your sales team should &quot;brain storm&quot; together in making their list, avoiding any screening out by pre-judging people while making the list. (You never know who has a dream or needs money, life insurance or a mortgage etc. So you should talk to everyone).</p>
<p>If your first list does not contain at least 100 names, you are probably pre-screening. Don&rsquo;t pre-screen, as the only requirement for people to do this lead generation business is that they have a dream or a goal.</p>
<p>Your first list will continue to grow rapidly for several days as you keep recalling people, so keep a pen and paper with you at all times. This list becomes a starting point for both building a network and your core business, and will continue to grow as you meet new people.</p>
<p>Q. What do you do when you run out of names?</p>
<p>A.  Talk to people and ask Questions! </p>
<p>Develop an awareness of people every day. Make it a habit. Your biggest source of people is new acquaintances you can get to know better. Learn to be a good listener.</p>
<p>The following is only one example of how to prospect people for your business. Talk to your mentor and listen to the suggested tapes and cds for many other approaches. I would also advise that you attend as many conferences as possible and associate with successful people, especially in your field.</p>

<p>You might like a tennis court, learn a foreign language or a deep sea fishing trip, a retirement income and investments, financial independence, peace of mind, a cruise in the Caribbean or even a sauna.</p>
<p>You could even purchase an ipod, juke Box, publish a book of dad`s poems, have free time for sports, an outdoor barbeque area, gymnasium, state of art computer, shop til you drop, new car and donations for community projects </p>
<p>Whatever your immediate dream is, visualize it by cutting out pictures and putting them on your mirror or refrigerator or in your car where you will see them many times a day.  </p>
<p>Go dream building: Look around shops, visit travel agents and clothing shops, wander through display homes. It`s a great way to meet people and part of your lead generation. </p>

<p>Of course we would all rather be rich and miserable than poor and miserable, but to have wealth and happiness is achievable.</p>
<p>When your partner comes home after a day at work, greet him/her at the door and say hello. Ask how his/her day went; keep asking it will become a good habit after 21 days. </p>
<p>When your partner leaves for work in the morning, say Goodbye and I love you or Have a good day, and make sure you do it with an abundant heart, remembering you want an abundant lifestyle in the future. When you ask your partner a question, make eye contact and listen to the answer.</p>
<p>When your partner faces a challenge at work during the day, ask how it went when you get home. Remember though that because of our natures, it is likely the male will want to shrink into his cave for an hour or so, before discussing such issues.</p>
<p>During your evening meal together, avoid the temptation to watch television or read the paper or mail. Look at your partner and have a conversation. </p>

<p>If you want to demonstrate to your partner that you respect him or her, try speaking with I messages instead. When you start your statement with I, you are taking responsibility for the statement.</p>
<p>It is less blameful and less negative than the you message. You can use this formula: a. Your feelings b. Describe the behaviour c. Effect on you. </p>
<p>This is how an I message sounds: &quot;When I heard that you had planned a weekend away, I was confused about why you had not asked me first, so I could be sure to get the time off.&quot; </p>
<p>It takes some practice and you have to stop and think about what you are going to say, but your relationship deserves to be handled with care. </p>
<p>Make a list of your partner&rsquo;s positive qualities. Share them and tell him/her why you think each is true. Ask your partner to do the same for you. Respect each other&rsquo;s private space. Over time, many couples let this slide. </p>
